Bexley is our home patch

We are based at 8 Burnell Avenue, Welling, inside the London Borough of Bexley, so Bexley is the area we know best and can reach quickest. There is no travel premium in a Bexley quote.

We cover the borough's residential streets and older village cores, from Victorian and Edwardian terraces to inter-war semis and modern housing. We work on period and conservation-area property, but not listed buildings.

The property types we see across Bexley

A large share of Bexley's housing went up between the wars, when the railway pushed suburban development out from London. That means acres of semi-detached and detached housing with original pebbledash, roughcast or painted render on at least the upper elevation, and cavity brickwork below.

Alongside it sits the older core: solid-wall Victorian terraces and cottages in the borough's historic villages, built in soft stock brick and lime mortar. Those walls need lime, not cement, and they are the ones most often damaged by well-intentioned repointing carried out decades ago.

Then there is the post-war and modern stock, plus a huge number of extensions, garage conversions and rear additions. These bring the modern failure pattern: thin render coats, missing beads, cracked junctions between old and new masonry, and render carried below damp-proof course level.

What we are called out for most in Bexley

Hollow, cracked pebbledash on the front elevation of an inter-war semi is probably our single most common Bexley job. Once the dash has lost its bond, patching is a waste of money: water gets behind the coat and the failure spreads under a surface that still looks intact.

Damp inside is the next most common. Bexley's solid-wall properties have no cavity, so receded joints on a weather-facing elevation put water straight through. We check the joints, the render, the sills and the stack, find where the water is actually entering, and fix that.

The third is presentation before sale. Bexley moves a lot of family housing, and a clean repoint or a fresh through-coloured render is one of the few external jobs that reliably changes how a property is perceived on a viewing.

Local conditions

Why walls fail the way they do in Bexley

Inter-war render that has outlived its bond

Bexley's 1920s and 1930s housing was rendered or pebbledashed as standard. Ninety years of thermal movement, frost and water later, much of that original coat is holding on by friction rather than adhesion. Tap it and it drums; look closely and you will find hairline cracks following the line of the substrate behind.

The mistake is patching. A patch bonds to sound material at the edges and does nothing about the debonded area around it, so within a season or two water has found the joint between old and new. Stripping back to sound substrate and re-rendering in one system is the only repair that lasts.

Solid walls and hard cement pointing

In the older parts of the borough, soft stock-brick walls were repointed in sand and cement during the second half of the twentieth century. That mortar is harder and less permeable than the brick, so the wall sheds its moisture through the brick faces instead of the joints, and the faces spall away in frost.

You can see the result along plenty of Bexley streets: intact-looking pointing standing slightly proud of crumbling, pitted brickwork. The correct repair is cutting the cement out carefully, replacing lost bricks and repointing in a suitable lime.

Clay ground, mature trees and chimney stacks

Much of the borough sits on ground that moves seasonally, and Bexley's suburban streets are well treed. Both produce the slow, cyclical movement that cracks rigid render and opens up joints, particularly around openings and at the junction between an original house and a later extension.

Chimney stacks are the other recurring Bexley problem. Vast numbers of stacks here serve no working fire, so nobody inspects them. Perished flaunching and open joints on a stack let water into the top of the wall, and it shows up as staining on a bedroom chimney breast months later.

Our process

How a job in Bexley runs, from first call to guarantee

  1. Step 1

    Inspection

We come out to the property, look at the elevation close up and check mortar hardness, joint depth, render adhesion and brick condition: plus anything feeding water in, such as sills, copings, flaunching or blocked downpipes.

  2. Step 2

    Diagnosis and written price

You get the cause explained in plain terms, the specification we recommend for that wall, and a fixed written price with a payment schedule spread across the job. No pressure and no obligation.

  3. Step 3

    Access and preparation

We arrange scaffolding or tower access ourselves, sheet and protect windows, paths and planting, and prepare the substrate properly before any new material goes on.

  4. Step 4

    The work itself

Repointing, rendering or repair carried out by our own team to the agreed specification, kept tidy day to day, with the site left safe each evening.

  5. Step 5

    Verification and guarantee

We walk the finished elevation with you, check the details that matter, joint lines, bell casts, stop beads, weatherings: clear the site, and hand over the 10-year workmanship guarantee.

FAQs

Bexley questions we are asked most

Do you cover Bexley?

Yes: we are based in Welling, inside the London Borough of Bexley, so it is the area we work in most. Call 07360 597865 with your postcode and we will arrange a look.

How fast can you get to a property in Bexley?

Bexley is our doorstep, so travel is never the constraint, the diary is. We will give you a realistic date when you call rather than a promise we cannot keep on every job.

How much does repointing cost in Bexley?

It depends on the size and height of the wall, access, the condition of the existing joints and the specification needed. We price individually after seeing the property and give you a fixed written price with a payment schedule.

Do you offer emergency work in Bexley?

We do not run an emergency call-out service. If water is actively getting in, say so when you call and we will tell you honestly when we can look.

Can you strip and replace the pebbledash on a Bexley semi?

Yes. That is one of our most common jobs here. We strip the failed dash back to sound substrate, make good, and re-render in a silicone or K Rend system with the correct beads and bell casts.

My Bexley house is Victorian, what pointing does it need?

Almost certainly a hydraulic lime mortar, matched to the exposure of the elevation and finished in the original joint profile. We confirm it on site by checking the existing mortar and brick rather than assuming.

Do you work on listed buildings in Bexley?

No. We work on period and conservation-area property in the borough, but not on listed buildings.

Do you handle scaffolding in Bexley?

Yes. Scaffold or tower access is arranged by us and included in the quoted price.

Can you sort damp on a chimney breast?

Usually, yes, if the cause is the stack. We inspect the stack, flaunching and pointing, and repair the external defect. We are exterior damp specialists; we treat the cause on the outside rather than covering the symptom inside.

What insurance and guarantee do you carry?

£2m public liability insurance and a 10-year workmanship guarantee in writing on every job.
