What the work involves
Pebbledash is a render coat with stone chippings thrown into the surface while it is wet. It was applied in enormous quantities across interwar London and Kent housing because it was cheap, durable and hid poor-quality brickwork. Decades on, much of it is hollow, cracked and permanently stained.
Removal means mechanically stripping the dash and its render coats back to sound substrate, making good the masonry underneath, including repointing and replacing damaged bricks where needed, and then re-rendering in a modern system: silicone thin-coat, a K Rend system, or traditional sand and cement to be painted.
It is a two-part job and the first part matters most. What is behind the dash is unknown until it comes off, and an honest contractor prices the strip-out and the making good properly rather than assuming the wall underneath is perfect.
Who it is for and when it is needed
It is for owners of interwar and post-war semis and terraces who either dislike the look or have a dash coat that has genuinely failed. Both are legitimate reasons, the second is urgent, the first is a straightforward upgrade.
Signs it has failed: large hollow areas when tapped, cracking, sections of dash coming away, green-black staining that will not clean off, damp patches appearing inside, or chippings collecting on the ground after wind and rain.
It is also the obvious moment to deal with everything else on the elevation at once, brickwork repairs, sill details, base-of-wall ground clearance and render terminations, because the wall is exposed and the access is already standing.
What happens if it is left
The cost of leaving it another winter
Failing pebbledash is a water trap. Once a crack lets water behind the render, it cannot easily get out again: the dash coat holds it against the masonry, the bond area shrinks with each freeze, and the failure spreads laterally from the original crack.
The next stage is sections dropping off the wall. That is a safety issue over a path, entrance or public footway, and it exposes bare, weathered masonry that has been damp for years and often needs repointing and brick replacement.
Inside, the result is the familiar one: damp patches on the external-facing walls, blown plaster and mould in the corners of rooms that back onto the worst elevation. Every year the strip-out is delayed, the making-good bill underneath gets bigger.
Common mistakes we are called in to undo
- Rendering straight over old pebbledash, the new finish is only as strong as the failing coat it is stuck to.
- Painting failed dash to tidy it up, which seals moisture in and accelerates the debonding.
- Accepting a quote that assumes no masonry repair behind the dash, leaving a mid-job variation you did not budget for.
- Stripping the dash and leaving the wall exposed over winter before the new system is booked in.

Step 1
Inspection
We tap-test the elevation to map hollow areas, look for cracking and staining, check ground clearance, sills and verges, and talk through what the substrate is likely to be.

Making good and re-rendering
Masonry is repointed and damaged bricks replaced as needed, beads are set, then the new system goes on: base coat and mesh with a silicone or K Rend topcoat, or scratch and float coats in sand and cement.
Step 5
Verification, clean down and guarantee
Details, beads and terminations are checked, the site cleaned down and the elevation walked with you before access comes down. Completed work carries our 10-year workmanship guarantee.

Pebbledash removal & re-rendering: materials, methods and where it applies
Removal methods and what is underneath
Removal is mechanical and dusty: dash and render come off in sections, with protection for glazing, thresholds, paths and planting throughout. The pace depends on how well the original was keyed, ironically, well-applied dash is harder to remove than the failed sections you are removing it for.
What is exposed varies. Common finds are soft, weathered joints needing full repointing, spalled brick faces, previous patch repairs in the wrong mortar, and older render coats below the dash. Occasionally the substrate is blockwork or poor-quality common brick that was never meant to be seen, which is exactly why it was dashed in the first place.
Choosing the replacement finish
Silicone thin-coat and K Rend systems give a through-coloured, water-repellent, low-maintenance finish and are the most popular replacement. Sand and cement re-render is the more economical option and gives complete freedom over paint colour, at the cost of a repainting cycle.
If a traditional textured look is wanted without the failures of old dash, modern dash-receiver systems exist that give a similar aesthetic over a properly reinforced base coat.

Partial removal, phasing and detailing
Whole-property removal gives the best result because the finish reads as one. Single-elevation work is viable where the other elevations are sound and a natural break exists at a corner, though the change in texture will be visible from an angle.
Details get rebuilt at this stage: bell or drip beads at the base with proper ground clearance, stop beads at verges and openings, sills checked for throating, and movement joints carried through. These are the things that decide whether the new render is still sound in fifteen years.
Domestic and commercial removal
Most of this work is domestic, interwar semis and terraces across Bexley, Bexleyheath, Sidcup, Erith, Dartford, Bromley and Orpington, where whole streets were dashed. Programmes are planned around household access and the elevation is never left exposed longer than the sequence requires.
On blocks and commercial buildings, the same sequence applies with added coordination: agreed hours, protected pedestrian routes past the work and phased elevations.

How much does pebbledash removal and re-rendering cost?
It is priced on wall area, access, how difficult the dash is to remove and what the masonry behind needs. We give a written fixed price after inspecting the property, with payments spread across the project, and we are upfront about what we cannot see until strip-out. Small jobs carry a minimum charge.
How long does the job take?
Longer than a straight re-render, because removal, making good and curing between coats all take time. The programme is set out in writing with your quote.
Can you render over pebbledash instead of removing it?
Only where the dash is genuinely sound and well bonded, and even then it is rarely the better result. If it is hollow or cracked, rendering over it just delays the same failure.
What if the brickwork behind is in bad condition?
That is common and we allow for inspection at strip-out. Repointing and brick replacement are quoted clearly so you can see what is removal, what is making good and what is new render.
How messy is removal?
It is a dusty, noisy process. Glazing, thresholds, paths and planting are protected, debris is cleared as we go and the site is cleaned down at the end.
What finish should I choose afterwards?
Silicone or K Rend for a through-coloured, no-repaint, low-maintenance finish; sand and cement for the most economical option with full paint colour freedom. We will talk through both against your elevation and budget.
How long will the new render last?
A correctly installed modern system on sound, prepared masonry is a long-life finish measured in decades, provided gutters and details keep bulk water off the wall.
